Residential Construction Remodeling -
Here’s what to Expect
Step #1: First Meeting · We will need a detailed survey and to inspect your property; · If you don’t yet have property - we have plans and land you may want to choose from; · This meeting will detail what DBI offers as standard upgrades; · This meeting will also discuss YOUR desires in depth and to discuss what will happen during construction; · We will jointly sketch and detail your specifications; · Discuss SITE COSTS - how they will be handled; · If you require a plan, a fee may be required to go to Step #2.
Step #2: Preliminary Drawings · The architectural floor plan is available for review; · Additional meetings often required to fine tune drawings; · During #1 and #2 - pricing discussed thoroughly; · If lender, architect or attorney involved, they may require info; · Once preliminary drawings are approved by you, a final plan fee is required to continue to Step #3.
Step #3: Final Plan · The final plans consist of several pages - it is NOT recommended to make changes at this point (but this is the last chance to do so) - the plans will be given to you and DBI retains a copy; · Once plans and pricing are approved - a contract is signed for construction as we continue to Step #4. |

Step #4: Actual Construction Process
Pre-construction A complete package of plans and specifications will be submitted to your local building authorities for approval (permitting). This usually takes from 3 to 6 weeks. Once approved, a permit is issued and construction can begin.
Foundation Your lot is surveyed, staked, cleared and excavated and your home foundation is poured - all depending upon the complexity of the plan. See SITE COSTS.
Shell The shall is the skeleton of your home (the exterior and roof). This also includes the interior wall framing. Windows, doors and fireplaces are placed in the shell.
Rough-in Mechanicals These are the internal workings of your home (the wiring and plumbing, etc). Exterior sewer lines, water lines and septic system will also be installed.
Finishes Now we are midway to completion. This includes the exterior stucco, shingles, siding, painting, and all major interior and exterior surfacing. This is where your house starts to look like a home. Countertops and cabinetry are installed.
Trim During this phase, final rough-ins occur as to switch plates, plumbing fixtures, electrical fixtures, wood trim work, HVAC equipment and registers, etc.
Finals Flooring and exterior drives are last in the interest of protecting it all from construction materials (boots, debris, etc.). Minor adjustments take place now; such as, window screens, drywall/paint touchups, appliances… The house is given a thorough cleaning and is ready for the final orientation.
Final Orientation After months of hard work and patience, it is time to do the final walk-through between Owner and Builder. A question and answer period and sometimes last minute punch-outs are required. Within 1 week of walk-through, a closing will occur to turn over the keys to your new home and transfer ownership to you.
It is not uncommon that you have closed, taken occupancy, and final (punch-out) work is performed up to 30-days. It happens. |
