Site Costs & Hidden Expenses - What exactly are the “Hidden Costs” of construction?
The price of a new constructed home does NOT include -
· The purchase of the lot; or · Any Architect/Engineer as to land or plans; · Any ground work related to the land, which includes the pad for your new home.
Having said that - It is customary for
· the Builder to make the connections for the homeowner, which often includes lot prep, as most owners are totally unaware of the process or where to begin (added costs to you no matter who does it). · Cost estimates can be provided by the Builder and · (some or all) funds can generally be added to the price of the contract and · Then submitted to a Lender as a complete package.

Owner Responsible for:
· Initial soil test prior to house pad fill; · Final sealed plan for permitting (see building process); · Pad fill, delivery, compaction and engineering tests for compaction with certified copies provided to Builder; · Impact fees, if any; · Sewer and Electrical connection fees; · Trash disposal fees, if any; · If well, purifiers, softeners, etc options (see below); · Builder’s Risk Insurance Policy (generally converts to a homeowner policy at completion) - copy must be provided to both Builder and Lender.
Site Work Builder includes: · One only (and a level 1) culvert for dirt road application; · All permit fees as related to the Builders’ construction and/or sub-contractor fees; · Soil testing prior to slab pour for foundation; · Form board and final surveys included for up to 1/acre lots; · If a well is required, includes: pump, well and aerator only.
Remember - the DBI house itself (written into your contract) has several upgraded items that generally would NOT be provided by OTHER Builders without significant extra charges (that you’d learn about during the construction process the hard-way). Here it is included and written!
NOTE: Changes (that will add costs) to any contract can still occur, according to a Matrix schedule (included with your contract). You can make changes. You cannot delay construction. Changes delay completion dates. |
